Living Room & Kitchen Area

This small living room and kitchen floor plan is typical of many Minneapolis area homes.  We start with a fresh coat of paint in a soft linen color for the walls and a crisp white to highlight the trim.  Outdated furniture is replaced with modern but comfortable chairs much more suited to the space and to the younger audience likely to be looking at this home.  Taking out the area rug reveals the beautiful hardwood floors and also helps to open up the space.  Heavy, dark curtains are replaced with a sheer window scarf that frames the large window and allows more natural light to flow into the room.  A large silk plant and pair of lanterns are placed on the upper ledge to draw more attention to that architectural feature.  One bar stool was removed, and place settings for two are added to make the counter area an inviting dining spot.  Removing the items from the refrigerator gives the kitchen a clean, uncluttered look.  The result:  an open, inviting living room and kitchen that is staged to sell!

Kitchen Staged To Sell

Granite countertops, stainless appliances, tile backsplash and an abundance of cabinets are all key selling features of this kitchen, but they were hard to notice due to too much distracting décor. Reducing the countertop clutter and replacing all but a few of the décor items on top of the cabinets with silk greenery helps the kitchen’s best attributes to stand out. Two barstools were also removed to open up the space around the island and allow foot traffic to flow through.

Living / Dining Room Before Makeover

Living / Dining Room Before

BEFORE:  Despite the white walls, this combination living and dining room seems dark and has no flow through the space. Country-style furnishings make it feel old and outdated, and the view is blocked by curtains.

AFTER:  Painting the walls a rich gold tone brings much-needed warmth to the space. The dark trim was painted white to create contrast, highlighting the dark wood floors. Side-panel drapes frame the windows and the view, allowing plenty of light into the room. A lighter, neutral-colored rug helps to define the conversation area, and updated furnishings are positioned to allow traffic to flow from one space to the other.

FAMILY ROOM - BEFORE
FAMILY ROOM – BEFORE

BEFORE:  This good-sized family room has wood floors, a vaulted ceiling and a wood-burning fireplace. The room seems smaller than it is because of too much stuff, a distraction from the room’s positive features. Your attention goes directly to the cluttered bookcase when you enter the room.

AFTER:  Contents of the bookcase were boxed up to give the homeowners a jump start on their upcoming move, and the bookcase was moved to the living room which needed extra furnishings. Positioning the sofa on center with the windows creates a more proportionate layout and leaves space on the perimeter making the room feel larger. The area rug was replaced with a larger one that fits the space better.  Hanging an oversized mirror above the fireplace makes the room feel brighter by reflecting light into the space, and greens help draw attention to the fireplace. For better balance, a chest that was pushed into the far corner was repositioned near the entrance with a potted plant to frame the space.

BEFORE:  The décor and furnishings in this kitchen dining nook have a definite country flavor that lacks universal appeal. Dark blue wallpaper makes the space appear smaller than it really is, and heavy curtains block both the light and the view outside.

AFTER:  Country-style furnishings have been replaced with a round glass-top table and chairs more proportionate to the space. Cream-colored walls brighten up this kitchen nook considerably. The rug was removed to reveal hardwood floors, and an updated light fixture replaces the tin candelabra. Removing the window grilles and changing the valances allows light to come in and accentuates the beautiful view. For a pop of color, a vase of red flowers adorns the table.

A cozy reading area has been created giving this room renewed purpose more appropriate for a room with built-in bookcases. The faded blue carpet was replaced with a patterned carpet adding interest to the small space. The walls and wood trim were painted light sage and ivory for an up-to-date look. A new chandelier helps draw attention to the high ceilings. Vintage family photos are packed away, and a large framed print gives the room a focal point.

Dining Room After

BEFORE:  The unique built-in cabinet and shelves were lost in a gallery of children’s artwork displayed across the wall of this dining room which does double-duty as a play area.

AFTER:  Removing the extensions from the table and positioning it away from the wall at an angle makes it feel more spacious and functional. The child’s drawings and photos were replaced with a simple print that coordinates with the drapes and sliding doors leading out to the deck. A few colorful vases placed on the top shelf of the built-in cabinet draws attention to that feature. The child’s drawing desk was removed from the corner to further open up the space.
