Office space in the home has become high on a buyer’s list of criteria, so it’s important to make that space appear as functional and appealing as possible.  This office area was extremely cluttered and lacked organization.  The plaques on the wall were very personalized making it difficult for a potential buyer to  imagine it as “their space.”  Bringing in a floor lamp from a spare bedroom added much-needed light, and an outdated light fixture on the ceiling has been replaced.  A bench below the window offers a place for visitors to sit.  Moving the bookshelf next to the file cabinet helped to organize as well as extend the space making the office area appear larger.  Neutral artwork adds a nice touch without being too personal, and notice how one large wall hanging makes the space seem less cluttered than many small wall hangings.

Family Room

The furniture arrangement in this lower level family room gave the room a lop-sided appearance. Centering the entertainment center on the wall opposite the couch helps balance the room and make it feel less crowded. Gold-framed mirrors and silk greenery draw attention to the fireplace. A floor lamp was added to brighten up a dark corner and existing lighting turned on to provide a cheerful glow.

A cozy reading area has been created giving this room renewed purpose more appropriate for a room with built-in bookcases. The faded blue carpet was replaced with a patterned carpet adding interest to the small space. The walls and wood trim were painted light sage and ivory for an up-to-date look. A new chandelier helps draw attention to the high ceilings. Vintage family photos are packed away, and a large framed print gives the room a focal point.
